A total of approx. 10,230 m² of rental space in two construction phases (of which approx. 5,351 m² in the 1st construction phase, approx. 4,879 m² in the 2nd construction phase) offer space for the development of successful business ideas. The spacious lifts as well as the parking spaces in the underground car park and in the outdoor area ensure a high level of comfort.

The completion of the first construction phase in the refined shell has already taken place, the second construction phase is in planning. In addition, the tenant Regus has been successfully operating a coworking centre (HQ-Teltow, Rheinstrasse 11) in the first construction phase of GIRO since 2020. 

The rental space currently still available in the first construction phase (approx. 273 - 3,204 m²) can probably be occupied by future tenants from the first quarter of 2023 after the tenant fit-out has been completed. With over 210 companies and more than 6,200 employees, Techno Terrain Teltow (TTT) is the growth engine for the positive economic development of the community of Teltow. Here you also benefit from a lower trade tax assessment rate (320%).

At the central traffic circle in the TTT, GIRO offers  representative company headquarters in a prominent location of the future location at the gates of the capital. Here you also enjoy short distances to Berlin and Potsdam thanks to excellent connections to the A115 highway. The public transport connections are also convenient – you can reach the nearest bus stop in three minutes on foot. The bus takes you to the Teltow Stadt S-Bahn station in ten minutes.
